HOW TO START MY SHORT SHORT

We will make this as simple and stress-free as possible for you. There are forms which the banks/lenders will require from you just to begin and approve the short sale. Below is the list you should gather up and try to have ready for your Realtor®. 

SHORT SALE PROCESS

 

 1. CALL ME - I am an EXPERIENCED and CERTIFIED Tucson Short Sale Negotiator
Before you make your decision you need to be well informed. I will explain the process to you and answer all of our questions. We will start to gather the appropriate paperwork.

 2. CONTACT your Lender - The first step is we submit the “Authorization Form” which allows me  to speak directly with your Lender. If this is an FHA or HAFA Short Sale, we would submit the appropriate paperwork to those entities. Next the Lender would start the process on their end.

 3. LIST Your Property - The Next Step of the Short Sale of your Home is to LIST it FOR SALE on   the MLS-Multiple Listing Service.  At this point, as your Tucson Short Sale Negotiation Company, we will advertise and market your home the same exact way we would a traditional listing. By advertising and following up with any prospective buyers through their buyer’s agents, as well as making and price corrections if needed.

 4. RECEIPT of OFFERS - When we receive an offer on your home, we will present it to you and help you in determining an appropriate response.  The appropriate response would    be to either COUNTER the Offer, ACCEPT the offer or DECLINE the Offer.

 5. I will SUBMIT Short Sale Package to Lender(s), which will include:

•Purchase Contract (Offer)

•HUD-1
•Settlement Statement
•Your Financial Statement
•Your Hardship Letter
•2 Months Bank Statements (to be kept current with lender)
•One Month Pay Stubs (to be kept current with lender)
•2 Years Tax Returns
•Comparative Market Analysis

Typically it takes the Lender 6-12 Weeks to Review and address the Short Sale Offer. As your Tucson Short Sale Negotiation Company, my Team and I will be in constant contact with your Lender to make sure everything is moving along correctly and to supply them with any additional paperwork they may request.

 6. RECEIVE & REVIEW APPROVAL Letter - Once we receive your Approval Letter, we will carefully review the Terms and Conditions with you.  If anything needs to be revised in the Approval Letter, your Tucson Short Sale Negotiation Company will Re-Negotiate the appropriate terms, conditions and/or verbiage with the Lender.  The Approval Letter must be satisfactory to you the Seller.  If it is not acceptable to you, you then have the option to cancel the Short Sale Offer.  Once you have approved the Short Sale Approval Letter we can move forward with the Short Sale.

 7. ESCROW PERIOD - At this point in the Process we notify the Buyer and the Escrow Company informing them to move forward. From this point, it usually takes about 30 days to get the Inspections, Appraisal, etc completed, all of which are necessary to close escrow.

 8. CLOSE of ESCROW - This is the Specified Closing Date.  The Short Sale Transaction will Fund and Record, and you will need to be out of the home by this date.The Buyer is given the Keys to the Home on this date
